Take these steps immediately:
1️⃣ Open doors and windows
2️⃣ Turn off the gas supply if safe to do so
3️⃣ Do NOT smoke or use naked flames
4️⃣ Do NOT operate electrical switches
5️⃣ Leave the property if necessary
6️⃣ Call National Gas Emergency Service

Major Water Leak?
1️⃣ Turn off the water supply immediately
2️⃣ Move valuables away from the leak
3️⃣ Use towels or buckets to contain the water
4️⃣ Report the issue immediately

No Power in the Property?
1️⃣ Check the fuse board
2️⃣ Reset any tripped switches
3️⃣ Unplug any appliance that may have caused the issue
4️⃣ Wait 2 minutes and check if power returns
5️⃣ If power cannot be restored, report the issue

Help Prevent Mould & Condensation
To keep your room dry and mould-free:
✅ Use extractor fans when cooking or showering
✅ Open windows regularly to improve ventilation
✅ Keep rooms heated during colder months
✅ Wipe away condensation from windows
✅ Avoid drying clothes on radiators

When reporting a problem, please include:

✅ Keep noise to a minimum after 11pm
✅ Leave the property quietly after nights out
✅ Avoid gathering outside the property late at night
✅ Keep the street and front garden clean and tidy
✅ Dispose of rubbish correctly

Annual gas safety inspection certificate confirming all gas appliances have been checked and certified as safe.
⚡ Electrical Safety Certificate (EICR)
Confirmation that the electrical installation has been inspected and meets current safety standards.
📋 HMO Licence
The property’s current HMO licence issued by Liverpool City Council, permitting occupation by multiple tenants.
🏠 Energy Performance Certificate (EPC)
Energy Performance Certificate showing the property’s energy efficiency rating and recommendations for improvement.
